Qualifying
What we look for in your rental application:

Income:
Minimum of 3x the monthly rent in verifiable income (e.g., W-2s, tax returns, pay stubs, or bank statements).

Credit:
A TransUnion Resident Score of 620 or higher.

Rental History:
No evictions or bankruptcies filed within the last 7 years.

Landlord References:
Positive landlord history for at least the past 3 years.

HOA Rules:
Ability to meet any applicable HOA requirements, if the property is located within a homeowners association.

Application Completeness:
Submission of a fully completed application, with all required documents and accurate information.
Common Reasons for Denial
Applications may be declined for the following reasons:

Providing false or misleading information during the application process.

TransUnion Resident Score 4.0 below 620.

Eviction filings within the last 7 years, regardless of outcome.

Outstanding balance with a previous landlord or property management company.

Criminal Background:

Any felony conviction for illegal manufacture or distribution of controlled substances.

Felony conviction resulting in bodily harm or injury.

Felony conviction for intentional damage or destruction of property, such as arson.

Conviction of sexual offenses as recorded in any jurisdiction.
