Explanation of Programs/Fees:

  • Set Up Fee: charged to Owner at the start of Management
  • Lease Renewal Commission: charged to Owner at the time of lease renewal with the tenant
  • Court Representation: If Property Manager is required to represent Owner in court, the hourly fee is charged to Owner and paid up front. The total amount of up-front payment will be based on the attorney’s retainer agreement. The maximum number of attorney’s billable hours covered by the Plans is 40. Representation on appeal or in proceedings after judgment is not covered. Filing costs
  • End of Lease Inspection: Move Out walk through performed by Property Manager with report and findings for deposit disposition
  • Insurance Overage Fee: Charged to Owner for any insurance claim over $3,500
  • Capital Improvement Fee: Charged to Owner on all home improvement projects. The cost of improvement is paid by Owner up front.
  • Real Estate Consulting: Would you like to learn about growing your Real Estate Portfolio? If that is the case, you should take advantage of our Real Estate Consulting Program. You will work one on one with our Real Estate Consultants to create a six step plan to increase your income through owning income producing Real Estate. Our consulting program costs $150 per hour. If you choose the Gold Plan, you will receive .25 hours per month of Real Estate Consulting at no additional cost. If you choose the Platinum Plan, you will receive .5 hours per month of Real Estate Consulting. Increase in income is not guaranteed.
  • Eviction Assurance Program: All attorney and court filing fees up to $2,500 will be covered in the event a Tenant is to be evicted from the property.
  • Rent Loss Protection Program: Coverage of rent loss during an eviction due to non payment of rent up to either $2,500 or $5,000 (depending on either Gold or Platinum Plan)
  • Damage Assurance Program: Coverage of damage caused by tenant during an eviction not including normal wear and tear up to $2,500 or $5,000 above the security deposit (amount depending on either Gold or Platinum Plan)

    EXAMPLE of how the Damage Assurance Program works: Property owner John Doe has been paying for the Damage Assurance Program and has a $2,500 security deposit on his property. His tenants have caused $3,000 worth of damage that is not normal wear and tear. Because John is enrolled in the Damage Assurance Program, the Property Manager will cover the extra $500 of the repair bill and schedule the necessary repairs so that the property can be brought back to its rentable condition and be re-rented in a timely manner. Property Manager will cover damage not caused by normal wear and tear up to $2,500 or $5,000 (depending on Plan chosen) above the security deposit amount
