Do you have electronic and automated systems set up? E.g., online portal.
Yes, not only do our owners each have access to an online portal, so do our residents. This makes things like document signing, fund transfers, maintenance requests, and owner statements so much easier and transparent between all parties. -
Who holds the security deposits?
We hold onto all security deposits on the resident’s behalf in a dedicated trust account as required by law. At move-out, we assess the home for damages or cleaning fees and return the remaining funds within the mandated timeframe. -
What is your philosophy on repairs and replacement? Do you try to find the least expensive solution or do you prefer a more expensive option to create a repair or replacement that will last?
We have found in our professional experience that it is best to use mid-level parts for our repairs. Using the least expensive products often leads to higher long-term costs due to frequent replacements. We assess each situation to balance cost savings with asset protection. -
How do you screen prospective residents?
All occupants 18 and older must complete our online application. We perform credit checks, employment verification, rental history checks, and criminal background screening while ensuring compliance with Fair Housing regulations. -
How do you handle maintenance requests from residents?
Residents can submit work orders electronically through their portal. Our maintenance coordinator evaluates the request, troubleshoots when possible, and dispatches a technician if needed. Repairs above the agreed reserve amount require owner approval.
